Signs of a hidden leak
Spot the warning signs of a hidden water leak and what to do before specialists arrive.
Common warning signs
Hidden leaks rarely start with a visible puddle. Watch for unexplained increases on the water meter with all taps closed, damp patches on ceilings or walls, musty smells, peeling paint, warped flooring, or a boiler that loses pressure repeatedly on a sealed system.
Heating leaks may show as pressure loss without meter movement if water is leaving the sealed heating circuit rather than the mains. Mains leaks after the meter affect your bill; leaks before the meter are usually the water company’s concern — check meter guidance for your supplier.
What to do next
- Read the meter, avoid using water for one to two hours, and read again.
- Shut the internal stopcock and re-check whether damp still spreads (helps separate mains-fed leaks from stored or heating water).
- Photograph stains and note which rooms are affected.
- Avoid lifting large floor areas yourself if you are unsure of pipe routes.
Safety notes
- Water near electrics is a shock risk — isolate if safe and keep clear.
- Mould growth from chronic damp needs careful handling; address the water source first.
- Do not ignore gas boiler pressure loss that returns after every top-up.
