Landlord gas safety certificate (CP12)
Compliance
Landlord gas safety certificate (CP12)
Landlords in England and Wales must ensure annual gas safety checks on appliances and flues provided for tenants. The record is often called a CP12.
Gas work on this service is carried out by Gas Safe registered partner engineers. Ask for the licence number and check it on the Gas Safe Register. Super Plumbers does not claim brand-level Gas Safe registration for itself on this page.
What the visit covers
A Gas Safe registered partner engineer inspects relevant gas appliances and flues, records defects, and issues the certificate documentation for your tenancy records. Remedial repairs are quoted separately if something fails the check.
Who should book
Letting agents, private landlords and property managers with gas appliances in rented homes. Related: boiler service, boiler repair, commercial plumbing. Sector page: landlords and letting agents. 01332 314146.
Tenant access
Book when tenants can provide access to all gas appliances, including cookers in rooms that are usually locked. Missed appliances mean an incomplete certificate.
Failed checks
If an appliance is immediately dangerous, the engineer will take safety action in line with Gas Safe rules. Budget for remedial work separately from the certificate fee.
Record keeping
Store PDFs or paper copies for the full legal retention period applicable to your tenancies. Agents should note the next due date in their diary system.
